What is BNBOPS Basic?

More than cleaning. A complete welcome for every guest.

Our team ensures that your property is clean, welcoming and carefully prepared for every new guest. From freshly made beds and spotless bathrooms to the small details that make a stay feel special, we take care of the preparation between guest stays.

We collect used linen and textiles and place them in their designated storage location inside your property. Using the clean bedding, towels, cleaning materials and guest essentials you provide, we prepare beds, arrange fresh towels, refill dispensers and set out your agreed welcome package.

During every scheduled turnover, we also check the property's visible condition, document any issues we discover and report them to you. This helps you stay informed about your property, even when you cannot be there yourself.

Our goal is simple: every guest should arrive feeling welcome, while you have confidence that your property is being cared for.

01Property checks and reporting
  • Observe the property's visible condition during the scheduled turnover.
  • Look for visible damage, unusual conditions and signs of leaks.
  • Identify visibly missing or damaged agreed items when noticed.
  • Collect, document and securely store items forgotten by guests according to the agreed procedure.
  • Take photographs of discovered issues to support reporting.
  • Perform a final guest-readiness check within the agreed service scope.
  • Report discovered issues to the property owner.
02On-site linen and textile handling
  • Collect used bedding, towels, bath mats and kitchen textiles after checkout.
  • Place used textiles in their designated storage location inside the property.
  • Separate used bed linen from the clean textiles provided by the owner.
  • Collect used bath mats and kitchen towels for on-site storage.
  • Collect used guest towels and prepare the agreed clean towels supplied by the owner.
  • Prepare beds and place clean towels according to the agreed property setup.
  • External textile collection, washing and delivery are not included in Basic.
03Bedrooms and bed preparation
  • Collect used linen and textiles.
  • Clean accessible bedroom surfaces.
  • Prepare beds using clean, agreed owner-supplied textiles.
  • Arrange pillows, bedding and visible furnishings.
  • Vacuum and mop accessible floors as appropriate.
  • Check the overall presentation of the room.
04Bathrooms and guest towels
  • Clean toilets, sinks, showers and accessible bathroom surfaces.
  • Clean mirrors and visible fittings.
  • Refill shampoo, shower gel and hand-soap dispensers using owner-supplied products.
  • Replace used toilet paper rolls with new owner-supplied rolls.
  • Clean accessible bathroom floors.
  • Place clean bath mats and the agreed guest towels.
  • Check the bathroom's guest-ready presentation.
05Kitchen cleaning and preparation
  • Clean accessible kitchen worktops and sink.
  • Clean the exterior of kitchen appliances.
  • Load and start the dishwasher when dirty dishes are present, where appropriate.
  • Unload the dishwasher and return clean dishes to their designated places.
  • Clean the coffee machine, microwave and other agreed kitchen appliances.
  • Clean accessible refrigerator and freezer shelves.
  • Clean accessible floors.
  • Arrange agreed kitchen items and owner-supplied essentials.
  • Check the kitchen's overall presentation.
06Living areas and hallway
  • Dust accessible surfaces.
  • Arrange furniture and visible furnishings.
  • Arrange decorative cushions and pillows on sofas and seating areas.
  • Prepare the agreed sleeping arrangement when applicable.
  • Vacuum and mop accessible floors as appropriate.
  • Check the overall visual presentation.

BNBOPS cleans and prepares the property using the products you provide.

Used textiles are collected and placed in their designated storage location inside the property. External washing, textile delivery and purchasing supplies are not included in BNBOPS Basic.

The price per turnover depends on the property configuration and selected extras.

Basic Turnover

Calculate your price

Enter your property details to calculate the price per turnover.

Property setup

1 bathroom, toilet or wet room is included in the base price. Each additional unit costs 300 SEK.

300 SEK per sofa bed and turnover. Each sofa bed represents two sleeping places.

Calculated sleeping capacity is 2. Guest capacity is used to verify the property sleeping configuration.

200 SEK per additional living room and turnover.

200 SEK per additional dining area and turnover.

Travel expenses may apply outside our regular service areas. Any additional charge will be confirmed in advance.

Fireplace or wood-burning stove cleaning is available separately on request. Please inform us in advance so suitable equipment can be brought. Chimney sweeping is not included.

RUT deduction for private use

If you use the property as your private home, you may qualify for a RUT deduction when the eligibility requirements are met.

BNBOPS ADVANCED

Want us to take care of the laundry too?

With BNBOPS Basic, you arrange the washing and availability of clean textiles. BNBOPS Advanced removes that recurring laundry responsibility from your schedule.

With BNBOPS Advanced, BNBOPS collects, washes, manages and delivers your agreed owner-owned textile package.

You continue to own and maintain the property's textile inventory, while we handle the agreed external laundry cycle.

Advanced includes Basic cleaning and guest preparation plus the agreed textile collection, washing, management and delivery. Purchasing textiles and guest necessities remains the owner's responsibility.
